Booking Terms and Conditions
1. Vendor Identification

2. Subject of Contract
These General Terms and Conditions govern the short-term tourist rental agreement between the guest (hereinafter: Guest) and the accommodation (hereinafter: Property) for the period specified at the time of booking.
3. Booking and Payment
The booking is confirmed upon payment of the deposit required at confirmation. The deposit is a partial payment of the total stay price. The balance must be paid upon arrival, before check-in, in cash or as indicated by the Property.
The total price includes: accommodation for the selected number of nights and final cleaning. Any additional services will be listed separately.
4. Cancellation Policy
If cancellation is communicated at least 30 days before the check-in date, the deposit paid will be fully refunded.
If cancellation is communicated less than 30 days before check-in, the deposit is non-refundable.
In case of no-show without notice, the full amount of the stay is due.
Cancellations must be communicated in writing to the Property's email address.
5. Check-in and Check-out
Check-in is available from 15:00 to 20:00. Check-out must be completed by 10:00. Different times must be arranged in advance and may be subject to an additional fee.
6. Maximum Number of Guests
The maximum number of guests allowed is indicated in the property description. Exceeding this limit is not permitted and constitutes grounds for immediate termination of the contract without refund.
7. Guest Obligations and Liability
The Guest agrees to:
- Use the property with care and respect
- Follow the house rules provided at check-in
- Promptly report any damage or malfunction
- Not smoke inside the premises
- Not organise parties or events without prior written authorisation
Pets are not allowed unless agreed in writing in advance.
The Guest is liable for any damage caused to the property, furnishings, or equipment during their stay. Damages will be charged at the cost of repair or replacement.
8. Property Liability
The Property is not responsible for theft, damage, or loss of guests' personal belongings. Guests are advised not to leave valuables unattended.
9. Force Majeure
Neither party shall be liable for failure to perform due to force majeure events (natural disasters, pandemic, government orders, etc.). In such cases, both parties agree to seek an equitable solution.
10. Personal Data
Guest personal data is processed in accordance with our Privacy Policy and EU Regulation 2016/679 (GDPR).
11. Governing Law and Jurisdiction
This contract is governed by Italian law. Any dispute shall be subject to the exclusive jurisdiction of the court where the property is located.
